Market snapshot

The 10-year Treasury yield is read from the U.S. Department of the Treasury daily yield curve when the page runs. The figure includes the observation date and the change from the prior published observation. A chart uses only those dated observations. If the Treasury file cannot be read, no substitute yield is shown.

A Treasury yield can influence longer-term borrowing costs. Mortgage rates also depend on mortgage-backed securities pricing, spreads, and lender pricing. A daily change is not a forecast.

Freddie Mac publishes the weekly national survey of conventional conforming fixed-rate mortgages. Current averages stay on Freddie Mac’s survey. They are survey results, not a quote for a specific borrower.

The next scheduled FOMC meeting is shown from the Federal Reserve calendar. The federal funds rate is a short-term policy rate. It does not set the rate on a 30-year fixed mortgage. Official FOMC calendar.

Fixed-rate payment calculator

The calculator estimates scheduled principal and interest for a fixed-rate loan from an amount, rate, and term you enter. It also compares a rate 0.25 percentage points lower and higher. Nothing you type is saved. The rate you enter is not a market quote.

The estimate excludes taxes, insurance, mortgage insurance, homeowners association dues, and closing costs. It is not a commitment to lend.

Sources and limits

A Treasury yield is not a mortgage rate. A Federal Reserve policy decision does not set 30-year fixed mortgage rates. Weekly survey averages stay on Freddie Mac’s site.
